Scope (single-family, townhomes, slab-on-grade):
Exterior, structure, roof (visual from accessible areas), attic/insulation (where accessible), HVAC, electrical, plumbing, interior, doors/windows, appliances, site grading, and safety items. Pools/spas can be included if applicable.
Condos: We inspect the unitβs interior systems (electrical, plumbing fixtures, HVAC where applicable, interior surfaces, doors/windows).
Note: Common elements (e.g., roof, exterior walls, elevators, lobbies, amenities) are typically HOA responsibility and not part of a standard unit inspection. We can review HOA documents (bylaws, budgets, reserves, and recent reports) upon request to help you assess building-level risk. ποΈ
We evaluate building-wide systems (structure, roof, site, parking, electrical service, plumbing supply/drainage, life-safety) and individual units.
For offices, retail, mixed-use, and light industrial: we perform a condition-focused inspection of the site, structure, envelope, roof (visual), MEP systems, and life-safety observations.
